This strategy allows you to control the property with little or no money down while you earn from closing the deal and from monthly rent. You also profit from the appreciation by exercising the purchase option at a later date. Here is the breakdown of the strategy:

  • Seller Financing Agreement: The seller acts as the lender, providing financing to the buyer to purchase the property. The buyer pays the seller over time, usually with interest. Kris Krohn's lease option strategy, there's an agreement between the buyer (you or your tenants) and the seller (property owner), where the buyer pays the seller over time in rent and/or option fees.

To join Real Estate Maverick, you will need to spend $10,000 to $25,000 to join the program, $3,000 to $5,000 on acquisition fees, and more on various other fees.

What Do People Say About Kris Krohn?

Reviews are split when it comes to Kris Krohn. One half praises what they learned from his training programs and that it helped them make large profits in their real estate investments. Most of these reviews are from experienced real estate investors who apply Kris' advanced strategies. The other half complain about the lack of support from Kris' team, especially with the partnership programs and refunds.

A BiggerPockets user, Ryan Rice, explained how he had a great experience partnering with Kris John. He mentioned that half the properties that he partnered with Kris rented for more than projected, while the other half was on estimates.

Unfortunately, not all have positive experience working with Kris Krohn’s team. Shaun Sidey posted his experiences where the team replaced the partnered deals multiple times, much to Shaun’s disappointment.  The team refused to give any refunds and Shaun has had problems getting any support regarding this.

Employee reviews for the parent company, Uplife Group, are also mixed with a 3.1/5 rating on Indeed. This review from a former video editor complained about the stressful environment with impossible turnaround times and disorganization with management. Another former employee pointed out on BiggerPockets that the investors take 100% of the risks by providing the funding, while Kris takes 50% of the returns.

Who Is Kris Krohn?

Kris Krohn is a real estate investor and educator from Orem, Utah. He officially transacted over 6,500 real estate deals with an average ROI exceeding 34%. Kris Krohn is the founder of Uplife Group, which is the parent company that handles his real estate training and services. He also authored multiple real estate investment books, including best-selling titles “The Strait Path to Real Estate Wealth” and “Time Machine: Five Decisions to Accelerate Your Success Timeline and Live a Thousand Lives.”

Kris purchased his first property while studying human development at Brigham Young University in 2003. By the time he graduated in 2006, he had 25 properties. He started offering turnkey real estate services in 2007. In 2015, he went all in into teaching others through his YouTube channel, live events, courses, and more.

Kris Krohn’s net worth is predicted to be around $80 million by the end of 2024. Kris is very active online and has built a large following. He has over 1.04M subscribers on his YouTube channel and over 654,000 followers on Instagram. He has been featured in several publications, like Forbes and Miami New Times.

SEC Complaints Against Kris Krohn

On July 6, 2012, The SEC charged Kris Krohn and two others with offering fraud. Under the company Alpha Real Estate Holdings, Kris and his accomplices initiated four unregistered offerings of securities from January 2009 to June 2011. As stated by the SEC: “The four offerings raised a total of approximately $11.9 million from approximately 169 investors.” Kris and his associates stated that the properties had a market value of $15 million, when in reality, the valuation ranged from $2.9 million to $12.2 million. They did not disclose that the $12.2 million value was based on undocumented internet-based valuations. They also did not disclose the existence of other valuations, including the $2.9 million estimate.

The parties settled the complaint on August 7, 2012. Kris Krohn and the other defendants agreed to inform their investors of the judgment, offer full refund to those who choose to withdraw from the investment, and pay civil monetary penalties of $75,000 each.

Pros & Cons of Building a House in 2024

Building a house in 2024 allows you to customize the design according to your needs and preferences. It also allows you to incorporate technology into the design and use energy-efficient materials that help you save on costs. On the downside, it's more costly because of the price increase in construction materials like wood, concrete, insulation, steel, and electrical components. Homeowners should also prepare for construction setbacks and delays which could add up to the overall construction cost. 

Overall, Kris anticipates a steep increase in the overall cost of building a home. He estimates that building a home in 2024 would cost about 25% to 28% more now compared to building pre-2020. 

Pros & Cons of Buying a House in 2024

Buying a house in 2024 might be cheaper than building one because of the high costs of building materials and labor. It also spares you from the risk of delays and additional costs from setbacks. Buying is the best option for those who want to move into a home right away. On the downside, house-hunting can be daunting task, especially for the inexperienced. Ready-built homes may also not meet your every need and preference. You might need to do some renovations in areas that don't meet your standard. 

Kris's Perspective: Build or Buy in 2024

Kris says the 2024 real estate landscape is more favorable for buying, considering the increased costs of building new properties. He specifically pointed out the high cost of materials and labor as the main reasons he advises buying homes rather than building them. Kris also factored in the recent decrease in interest rates, which will probably stimulate market demand for real estate properties. He emphasized the potential for financial gains in real estate investing, especially for those who want to grow their assets in the future. 

Why I Prefer to Invest in Digital Real Estate

I think Kris Krohn's model of leveraging home equity credit to acquire homes and create passive income from those homes is an "okay" business model. This strategy could have worked 10 years ago, however, with the new changes in the market and the rise of interest rates, starting a real estate biz with home loans might do more harm than good. 

Grant Cardone himself will tell you that buying homes from loans and turning it into a business is a mistake because when the tenant moves out, you're pretty much screwed paying 2 mortgages until you find another tenant. So it is not as hands free as Kris like to make it seem.

I have nothing personal against real estate investing. However, in this digital era, I believe it i smarter to invest in digital assets rather than physical properties that incur expenses and depreciate over time, and cost around $250K to start. 

My mentor Dan, came up with a better model that earns passive income on the internet through digital real estate (like websites). These properties are ranked on Google, so they generate leads for small business owners that pay month after month, year after year.

It is much better than finding tenants and hoping they stay with you long-term. Your lead gen business is feeding small business owners, so you don't have to exert much effort in keeping them. They'll stick with you long-term because you keep their business going. 

We're literally doing the same thing Uber & AirBnb is doing, which is coming up with a piece of technology that connects buyer with service provider and earning a small percent from each sale.

  1. I like the idea of having some additional income in retirement by have paid off rentals with positive cash flow. And I like being able to provide tangible service to people looking for a place to live. I just have to remember that it is still a business and hope I don’t have tenents with multiple personalities.
